Chip Eng Seng Corporation Limited (CES) was declared as the winner for the 262,577 sq ft land site at New Upper Changi Road/Bedok South Avenue 3 (Parcel B) after beating out seven other competitors with a bid of $419.38 million, or $761 psf per plot ratio (psf ppr). However, when facing an existing supply of 2,056 units coming mainly from three relatively new condominium projects, including Eco, Urban Vista, and The Glades, CES might need to price the units that will at least allow them to at least breakeven, or earn a small profit.

Despite the huge pipeline supply of land for executive condominium (EC) construction, developers appear to be unfazed by the lack of demand and are looking to replenish their land bank. The latest EC tender exercise is no different with ten bidders coming in with quite competitive tender prices, but a homegrown private developer, Hoi Hup Realty came in a sole bid that triumphed the rest.

The latest SRX property price index for non-landed private residential rentals showed slight increase of 0.2% in January 2016 as compared to December 2015, while HDB rents rose by 0.7% in January 2016 as compared to December 2015. However, despite the mild positive increases in rentals for both the private and HDB property, not many analysts are calling for a definite end in consecutive rental declines since the property cooling measures were in place in 2012. This is due to a mix of residential completions, plus curbs on foreign immigrants coming to Singapore which forms the majority of the tenant pool.
