Shimao’s FY 2020 results were broadly stable and in line with our expectations. The company reported healthy growth in contracted sales, revenue recognition and cash collection. Its gross margin was largely stable, beating those of peers. Leverage improved slightly, with the robust operating results offsetting the increase in debt. The company has met all of the Three Red Lines requirements, an improvement from end-June (when one threshold was breached). Looking ahead, Shimao will likely continue to increase its recurring income from property management and commercial rentals. For FY 2021, management is targeting 10% y-o-y growth in contracted sales, with land acquisition spending to be maintained at 30% of sales. We expect Shimao’s financial profile to remain stable, and that the company will be upgraded to investment grade in due course.

Hang Seng Indexes have announced the conclusions of the market consultation on the "Proposal to enhance the Hang Seng Index as regards continuing to serve as the most representative and important benchmark of the Hong Kong stock market".The main changes to the index are:<ul>
<li>Increase the number of constituents to 80 by mid-2022 and ultimately to have 100 stocks in the <a href="https://www.smartkarma.com/entities/hong-kong-hang-seng-index" target="_blank" data-smartkarma-citation="entities:22899:1" rel="noopener">Hong Kong Hang Seng Index (HSI INDEX)</a>. </li>
<li>To have a more balanced representation of the Hong Kong stock market, the <a href="https://www.smartkarma.com/entities/hong-kong-hang-seng-index" target="_blank" data-smartkarma-citation="entities:22899:1" rel="noopener">Hong Kong Hang Seng Index (HSI INDEX)</a> constituents will be selected from seven Industry Groups. The target is to achieve a market cap coverage of not less than 50% for each Industry Group.</li>
<li>To provide flexibility for the timely addition of new listings, the listing history requirement will be lowered to 3 months.</li>
