Fantasia’s FY 2020 results were in line with our expectations. Contracted sales were robust, but cash collection appeared to be poor. Revenue from property sales continued to grow, as property delivery was not delayed. The decline in recurring income during the period would have been unavoidable. Positively, the recurring income was still sufficient for covering interest expense. The margins are under pressure, despite the upward trend for contracted ASP. Credit metrics deteriorated owing to the weaker profitability and increased borrowings. The company continues to be highly levered. Fantasia's aggressive land acquisitions and involvement in urban redevelopment could have driven up leverage.
