Future Land’s H1/19 results fell short of our expectations, with slower-than-anticipated revenue recognition and continued aggressive, debt-funded expansion. The financial profile deteriorated significantly, and we note this was prior to the detention of Chairman Wang Zhenhua for child molestation charges in July. He has since been replaced as Chairman by his son, Wang Xiaosong, but remains the controlling shareholder. The company has slowed its pace of land acquisition, owing to limited access to funding. In late July, Seazen Holdings, the onshore subsidiary that holds most of the group's operations, disposed of 15 projects for c. CNY 6.9 bn. For now, Future Land's contracted sales do not appear to have been affected.
