Seazen's H1/21 results were in line with our expectations, with the company accelerating its pace of delivery and maintaining a reasonable pace of debt growth to facilitate its expansion. Contracted sales growth was encouraging, albeit the declining ASP trend should continue to pressure the already-low margins. The company's access to financing has been restored. The cost of financing fell in H1, possibly as Seazen reduced its use of trust financing. The company expanded rapidly in H1/21, with more than half of contracted sales spent on land acquisitions. The land spending rate (as a percentage of contracted sales) exceeded the regulator's 40% threshold, and Seazen may need to slow its expansion pace in H2.
