Spanning a total NLA of c.131,986sqm, the property is comprised a block of single-storey warehouse with mezzanine floor offices and two blocks of double-storey ramp-up warehouses with mezzanine floor offices and other ancillary buildings. The property has a diversified tenant base comprising end-users as well as 3PLs leasing the premises as their Southeast Asian distribution hub for predominantly consumer goods, including subsidiaries of Decathlon and Maersk. The occupancy rate stands at 95% as at 30Jun21 with a WALE of ~3.5 years with built in rental escalation</li><li>The acquisition is expected to generate an initial NPI yield of 5.4% (based on purchase price) and will be accretive on NAV and distribution level. <h2>Singapore</h2><h3><a href="https://www.smartkarma.com/entities/city-developments-ltd" target="_blank" data-smartkarma-citation="entities:57" rel="noopener">City Developments (CIT SP)</a> will not support Sincere Property’s financial obligations; Remaining exposure at S$126m</h3><p>CIT was made aware of the bankruptcy claim filed by Beijing Yi He Mercury Investment Co Ltd against Sincere Property on 5Jul. CIT reiterated that it has ring-fenced its current financial exposure to its investment in Sincere Property and will not support the continuing financial obligations of Sincere Property. In Feb21, CIT booked a substantial impairment loss of S$1.78bn on its investment in China-based Sincere, which dragged the group into a net loss of S$1.92bn in 2H20. CIT's remaining exposure amounts to only S$126m as at 31Dec20.</p>

<h2>Singapore</h2><h3>Strong leasing interest for part of Standard Chartered Bank’s vacating space in MBFC T1</h3><p>The asset manager of the Marina Bay Financial Centre (MBFC) has received strong interest from potential tenants for about 200,000sqft office space in Tower 1. This is part of the roughly 400,000sqft currently leased to Standard Chartered (StanChart) in the tower. The profiles of occupiers that have shown the strongest interest are tech firms from the United States, China and Singapore, as well as companies in media and financial services. It added that rents of between S$11-12psf a month are expected to be achieved. The final amount of space that StanChart will give up remains uncertain. In all, the London-headquartered bank currently leases 18.5 levels in the 33-storey Tower 1, which has office floor plates ranging from 18,000-22,000sqft. StanChart’s lease expires in late-Oct22, with an option for renewal.
