Asia HY Monthly - China Property Update - Lucror Analytics

Central China’s FY 2018 results were satisfactory, thanks to the strong sales growth (+76% y-o-y) and improved gross margin (+10 ppts to 34%). Although revenue growth was slow (+7%), this was due to the adoption of new accounting measures under HKFRS 15. We expect revenue recognition to pick up. The overall credit profile weakened slightly, as the increase in debt outpaced earnings. Positively, recurring income was higher, and accounted for 8% of FY 2018 revenues. This partly mitigates the cyclicality risk associated with the development business. However, we are concerned about the high interest costs, with EBITDA/Interest coverage barely adequate at 1.1x. The majority of interest costs were capitalised.
