New home sales price and volume data for September released by the National Bureau of Statistics (NBS) last Friday and Saturday shows the average house price growth for 70 major cities is slowing month-on-month but still accelerating year-on-year. New home sales volumes growth in gross floor area was only slightly slower year-to-date year-on-year. The private weekly October data points at a much slower growth ahead.

In this Weekly Sales note, we analyze the weekly sales volume data (in Gross Floor Area) for 12 major (4 Tier-1, 8 Tier-2) cities with consistent data to October 7. The 4-week y/y growth turned negative, in contrast to the trend over the prior months, driven by the Tier-2 cities, while the Tier-1 maintained positive growth.

We advise clients to cut their long exposure to China as domestic macro downside, currency risk and the US-China tensions intensify.  These risks are largely secular, and thus cannot be remedied by traditional cyclical policy tools such as RRR cuts and fiscal stimulus.  The market clearly is showing resistance to conventional policy interventions, including the rate cut this weekend.   We have significantly adjusted the rating composition of stocks in our coverage to express our bearish view on future corporate earnings coming out from China.  Among 49 stocks in our coverage universe, we recommend 5 longs (12% of total), vs. 18 shorts (37%).  25 stocks (51%) are do-nothing, meaning that the current share prices are largely in line with stock fundamentals and sentiment.
