COMPANY DESCRIPTION The principal activity of First Real Estate Investment Trust and its subsidiaries (collectively defined herein as First REIT) is to invest in a portfolio of income producing real estate properties, which are primarily used for healthcare and healthcare related purposes. First REIT’s current portfolio comprises of 19 properties which cover the geographical markets of Indonesia and Singapore.

SUMMARY For half year ended 30 June 2021, First REIT reported a 0.9% year-on-year (y-o-y) increase in rental &amp; other income to S$38.9 million. The increase was mainly due to annual rental escalation for First REIT’s properties in Singapore. Property operating expenses rose mainly due to impairment on receivables of S$0.6 million in relation to First REIT’s property in South Korea, Sarang Hospital, which has been divested in August 2021. Accordingly, net property &amp; other income of S$37.6 million was recorded for the period. Interest income fell mainly given the notice of termination served on 29 June 2020 for the development of new Siloam Hospitals Surabaya. Manager’s management fees and trustee fees declined mainly due to lower total assets. Finance costs decline with a drop in interest expense, as First REIT made partial repayment of bank loans due in March 2021. Other expenses decreased mainly due to lower foreign exchange adjustment gains. Net fair value gains on derivative financial instruments were recorded for the period, compared with a loss in 1H2020. For the period, total return to unitholders amounted to S$17.5 million, translating to an earnings per unit of 1.28 cents. Meanwhile, distributable income of S$20.9 million was recorded for the period, up by 13.4% from a year ago. Accordingly, distribution per unit was 1.30 cents, comprising 0.65 cents for Q1 2021 and 0.65 cents for Q2 2021.
RECOMMENDATION Since our initiation report on 22 January 2021, when First REIT’s share price closed at S$0.245, the share price weakened in February owing to the dilutive impact of First REIT’s rights issue. While the share price has seen a moderate rebound subsequently, further upside has in part been limited by ongoing uncertainty over PT Lippo Karawaci Tbk’s (LPKR) financial position, which in turn creates concern over the stability of First REIT’s rental income. Further, we expect financial performance to remain weak in the coming years given a still-weak operating environment in Indonesia and lower base rent based on new terms of restructured master leases. On a positive note, First REIT has managed to complete its strategic initiatives to restructure its business, recapitalize its balance sheet, refinance debt obligations and reposition for growth. Meanwhile, in terms of valuation, the results of our peer comparison analysis suggest that First REIT is relatively attractive in terms of distribution yield. Further, we note that First REIT is currently trading at a P/NAV of 0.73x based on its reported NAV per share of 35.12 cents, below the peers’ average P/NAV of 2.01x. This may suggest that First REIT could be undervalued. However, it may be overly optimistic for First REIT to trade at the peers’ average P/NAV of 2.01x. We believe the potential upside may be for First REIT to trade at a P/NAV of 1.0x. Accordingly, we estimate a target price of S$0.351, which represents a 37.6% upside from the current share price of S$0.255. Considering the above, we will maintain a neutral recommendation on First REIT.

The iEdge S-REIT Index ended the third quarter of 2021 relatively flat with 0.2 per cent total returns, in line with global REIT markets which declined towards the later half of the quarter due to steepening of yield curves. This brings the index year-to-date total returns to 4.5 per cent.

There are 20 trusts which outperformed the index in 3Q2021, including ten of the 11 trusts that entered the FTSE EPRA Nareit Global Developed Index following the most recent September review. The top five performing trusts, which were all recent index inclusions, were: OUE Commercial REIT (14.2 per cent), Starhill Global REIT (12.4 per cent), ARA LOGOS Logistics Trust (10.1 per cent), Far East Hospitality Trust (9.9 per cent), and ESR-REIT (9.3 per cent). These five trusts received net institutional inflows of S$192 million and net retail outflows of S$89 million this quarter.

In the year-to-date, the five best performing trusts where: ARA LOGOS Logistics Trust (60.2 per cent), Sabana REIT (34.3 per cent), Starhill Global REIT (32.6 per cent), Keppel Pacific Oak US REIT (28.4 per cent) and First REIT (27.8 per cent). These five trusts received net institutional inflows of S$132 million and net retail outflows of S$66 million in the year-to-date. 
Overall, institutional investors were net buyers of the S-Reits and property trusts sector in the third quarter, after being net sellers in the first half of 2021.

The sector received three consecutive months of net institutional inflows from July to September 2021, amounting to S$270 million.

Retail investors continue to be net buyers of the sector since the start of the year, with the exception of July, which saw net retail outflows of S$95 million. In the year to date, retail investors net buying activities in the sector totalled S$917 million. 
There are four trusts that received net inflows from both institutional and retail investors in the year-to-date: Frasers Logistics &amp; Commercial Trust (institutional: S$16.4 million; retail: S$8.5 million) , Far East Hospitality Trust (institutional: S$8.2 million; retail: S$1.7 million), Keppel Pacific Oak US REIT (institutional: S$5.5 million; retail: S$9.7 million) and Prime US REIT (institutional: S$0.5 million; retail: S$12.8 million).

Top three performing sub-sectors for the 3Q2021 period are Industrial REITs (3.3 per cent total returns), Specialised REITs (2.9 per cent), and Diversified REITs (2.0 per cent). Top three performing sub-sectors in the year-to-date are Healthcare REITs (25.4 per cent total returns), Industrial REITs (21.0 per cent), and Office REITs (11.8 per cent).     Rebound in flows


The iEdge S-REIT Index ended the third quarter of 2021 relatively flat with 0.2 per cent total returns, in line with global REIT markets which declined towards the later half of the quarter due to steepening of yield curves. This brings the index year-to-date total returns to 4.5 per cent.

Balestier Hotel is at 471 &amp; 473 Balestier Road, and the freehold property has a total GFA of about 10,000sqft. The seller of the hotel is an independent third party. The completion of the transaction is expected to be completed by 22Dec21.Comments: This acquisition adds to 320 Balestier Road (acquired in 16Dec20) and 40 &amp; 42 Amber Road (acquired in 9Jun21), as well as acquisitions of 75 Beach Road and 115 Geylang Road, which are expected to add 166 keys to LHN’s Co-living portfolio in FY22E. These 4 projects with S$61.9m total investments should generate 10-20% return to bottom-line upon stabilization from FY23-24E onwards. We continue to like LHN for its efficient space optimization business as well as its expansion in the Co-living business. We reiterate BUY with TP S$0.42/share. LHN is trading at an attractive 4.4x FY21E P/E and ~4.5% yield.
