Jababeka's H1/21 results were soft, driven by weakness in the Land Development & Property segment on account of the evolving COVID-19 situation. We note that industrial land demand stems from foreign companies, and was hence seriously affected by pandemic-related border closures. The company's financial risk profile deteriorated slightly due to lower earnings, and continued to be elevated. That said, FCF remained positive. We expect the risk profile to stay high, on account of weakness in industrial real estate. That said, Jababeka has a significant cash position, minimal short-term debt, a good debt maturity profile (with no major maturities until 2023) and flexible land-acquisition capex.
