KWG’s FY 2020 results were better than expected, thanks to its improved earnings and leverage. The gross margin was stable, even as most peers reported margin declines. We believe that the company's margins are sustainable, given its good-quality land bank and sizeable portfolio of urban renewal projects (which provided higher profitability). KWG has reduced the usage of JV structures for its newly acquired projects. As a result, the attributable ratio of the company's land bank has increased to a moderate level compared to peers (thus improving transparency). We do not foresee any meaningful debt reduction going forward, considering KWG's expansion appetite. Management has expressed its ambition of growing net profit by 20% p.a. over the next three years.
