Upon listing the REIT will own a portfolio of 11 office properties in the US with an appraised value of US$1.2bn. </p>
<p>The assets are spread across the US in nine different cities and are on an average over two decades old. As per our calculations, overall rental growth has been between 2-3% per annum and the future prospects don't appear much brighter. This might limit organic growth prospects as the portfolio nears full occupancy. In addition, the high gearing will limit inorganic growth prospects. </p>
