<p>Last Friday after market close, Fairfax Asia Limited launched a <a href="https://links.sgx.com/FileOpen/Sunrise%20-%20Offer%20Announcement_19%20March%202021.ashx?App=Announcement&amp;FileID=652694" target="_blank" rel="noopener">Tender Offer</a> for <a href="https://www.smartkarma.com/entities/singapore-reinsurance-corp" target="_blank" data-smartkarma-citation="entities:9974:1" rel="noopener">Singapore Reinsurance (SRE SP)</a> valuing the company at a market cap of around S$210mn (~US$156mn). </p><p>The Offeror has control of 28.18% shares in the company and plans to acquire all the remaining shares in this Tender Offer. </p><p>The Offer Price is S$0.3535/share in cash. Last Friday after market close, Fairfax Asia Limited launched a Tender Offer for Singapore Reinsurance (SRE SP) valuing the company at a market cap of around S$210mn (~US$156mn). The Offeror has control of 28.18% shares in the company and plans to acquire all the remaining shares in this Tender Offer. The Offer Price is S$0.3535/share in cash. <p>In Part 1 of our 4 part series we address the outlook for the sales market for private residential:</p><ul><li>Private home prices in the Outside Central Region (OCR) are expected to drop by about 2.5 percent in 2017, down from 3.1 percent in 2016 and 3.7 percent in the year before.</li><li>Home buyer affordability will be affected by the ongoing cooling measures, particularly the Total Debt Servicing Ratio (TDSR) and Mortgage Servicing Ratio (MSR).</li><li>In a bid to prevent an oversupply situation in the market, fewer government land sales sites will be released. This will cut the housing supply by a few thousand units in the next two years.</li><li>New private home sales are expected to reach about 8,000 units in 2017. Pent-up demand in the market is likely to contribute to better take-up rates at projects with good location and pricing attributes. <br><br></li></ul>

Our focus is on what we call “Asian bank research, without the noise.” We are interested in the most critical swing-factors for banks, the NPL and credit cycle, and where we believe there is a gap between perception and reality. We often focus on the less studied components of bank financial statements.  Our research is highly thematic, sometimes examining unlisted banks and companies as a window on mainstream banks. 

Being independent allows us to look at smaller banks, often overlooked by others. Analysis of BIS bank guidelines in the context of Asia, is also a focal point, while we also analyze global banks operating in the region. We use what we believe is the most comprehensive, reliable financials database, SNL Financial. S&P Capital IQ augments our database, with corporate data and CEIC, with economics.
