PropertyGuru Pte Ltd owns and operates a real estate property information website. The Company offers facilities to search for condominiums, apartments, Housing and Development Board (HDB) flats, serviced apartments, houses, and commercial properties to rent and buy in Singapore.

With the vast majority of housing policy focused on marriage and families, singles often feel left out. At the same time, price levels in the private market have prevented many with single incomes from entering it, or limited options towards the smaller units. In this insight we highlight:<ul><li>More Singaporeans are choosing to remain single, yet housing options are limited for those who are not married. </li><li>The psf prices of smaller condo units have remained largely stable, while sizes have shrunk to keep quantums affordable. </li><li>The recently revised CPF grant for resale flats also benefit singles, but is unlikely to move the needle when it comes to affordability.</li><li>Single parents continue to fall through the gap in housing policy.</li></ul>

§  Ascendas REIT has recently replaced CapitaLand Mall Trust as Singapore's largest capitalised REIT – and has been the second-best performing REIT in the YTD with an 11.9% total return.§  The capitalisation of Singapore’s REIT Sector has almost doubled over the past five years. Singapore’s REIT Sector also maintains a competitive edge with higher average yields and lower average gearing ratios than the combined REIT Sector of Japan, Australia and Hong Kong. §  The NikkoAM - StraitsTrading Asia ex Japan REIT ETF  which is expected to include up to 70% weightage in Singapore REITs is scheduled to list on SGX on 29 March 2017. Ascendas REIT and CapitaLand Mall Trust are expected to maintain relatively large weightings in the ETF.
