The tenant occupies 56,977sqft within Tower I at Emeryville, out of the building's NLA of 222,606sqft. The tenant contributes less than 2.5% of PRIME's cash rental income as at end-Mar. It added that the tenant has been current on its rental obligations till mid-Jun21, and the lease terms are currently under evaluation</li><li>PRIME has called on the tenant to continue to meet its rental obligations, and also called upon the existing security package for the payment of such obligations. PRIME's security in relation to that WeWork lease consists of a combination of protections. If the counterparty honours its obligations, such protections will cover the tenant's monthly lease obligations through as much as end-2022. PRIME does not expect the matter to have any impact on the distribution per unit of PRIME for FY21, in light of the security. Based on the independent valuation sought, this will not materially affect the value of PRIME's portfolio as compared to the portfolio appraisal conducted as at last Dec.</li></ul>

<h2>Singapore</h2><h3>Condo resale prices up 0.9% MoM to a new high in May21; Volume dips amid Covid-19 curbs</h3><p>Private resale housing market saw prices in May inch up 0.9%  MoM to a new high, even while the number of condominium units resold dipped by 11.4% MoM as tightened Covid-19 measures restrict property viewings. The limit on group sizes, which is in place till 13Jun, has put a slight drag on resale volume, with 1,722 units changing hands in May, compared with 1,944 units in Apr, according to SRX. The sales drop was not as drastic compared with the circuit breaker period last year when volume plunged 57.6% from 747 units in Mar20 to 317 units in Apr20. Volumes last month were up strongly by 811% YoY from the 189 units resold in May20, when the circuit breaker was in effect. It is also 86.6% higher than the five-year average volume for the month of May. Despite viewing restrictions, May prices remained strong and rose 6.9% YoY. Prices of resale condo units in the city fringe grew by 1.8%, the fastest among the three market segments. After the first reset date of 15Jun26, the new rate will be equivalent to the Swap Offer Rate, its successor rate, or if there is no successor rate, an alternative reference rate, with respect to the reset date plus the initial spread of 3.29%. The net proceeds from the issue will be used for refinancing its existing borrowings, financing or refinancing its acquisitions or investments and financing any asset enhancement works. The perpetuals will be issued under its US$2bn Euro Medium Term Securities Programme. Distributions under the perpetuals shall be payable semi-annually in arrears on 15Jun and 15Dec in each year, commencing on 15Dec21.</p><p>Comments: Perps are back and we have seen 3 SREITs issuing perps so far this year with an average coupon of 3.2-4.2%. We think perps are good funding alternatives for SREITs on top of traditional bank loan, bond, or equity – as long as they are not utilized as “financial engineering” to make deals look accretive on acquisitions. Upon completion of the proposed acquisition, LREIT will hold an effective indirect interest of up to 31.8% interest in JEM. The proposed acquisition includes 1) an acquisition of a 53.0% interest in Lendlease Jem Partners Fund Limited (LLJP) from third party vendors for S$159.1m; and 2) an acquisition of a 5.0% interest in Lendlease Asian Retail Investment Fund 3 Limited (ARIF3) from Lendlease International Pty Limited for S$45.0m. LREIT may also acquire up to 19.8% interest in ARIF3 from other third-party investors for S$178.2m. <h2>Singapore</h2><h3>Strong leasing interest for part of Standard Chartered Bank’s vacating space in MBFC T1</h3><p>The asset manager of the Marina Bay Financial Centre (MBFC) has received strong interest from potential tenants for about 200,000sqft office space in Tower 1. This is part of the roughly 400,000sqft currently leased to Standard Chartered (StanChart) in the tower. The profiles of occupiers that have shown the strongest interest are tech firms from the United States, China and Singapore, as well as companies in media and financial services. It added that rents of between S$11-12psf a month are expected to be achieved. The final amount of space that StanChart will give up remains uncertain. In all, the London-headquartered bank currently leases 18.5 levels in the 33-storey Tower 1, which has office floor plates ranging from 18,000-22,000sqft. StanChart’s lease expires in late-Oct22, with an option for renewal.
