China South City’s ​FY 2019-20 results contained few surprises, with operations negatively impacted by the COVID-19 pandemic in Q4. In our view, the company's contracted sales and recurring income could further decline, especially given the challenges facing SMEs amid the weaker post-pandemic economic conditions. Our key concerns with respect to China South City involve liquidity pressure, refinancing risk and corporate governance. The company is heavily reliant on debt financing, on account of its capital-intensive business model. While its financing cost has been increasing over the years, it continues to raise expensive offshore bonds, which could point to challenges in accessing funding onshore.
