Asia HY Monthly - China Property Update - Lucror Analytics

Agile’s FY 2018 results were mixed. The company missed its full-year sales target, owing to tougher operating conditions in Hainan. That said, management remained optimistic about the province’s property market. Positively, Agile continued to report strong margins, supported by its low-cost land bank. We also like the company’s presence in the Greater Bay Area. For FY 2019, Agile has set a conservative sales growth target of 10%, which we believe is achievable. The company’s financial profile weakened during the year, as debt growth outpaced earnings. Dividend payouts remain aggressive at almost 50%. We also view negatively Agile's use of perpetual securities, which accounted for 9% of total debt.  We move our recommendation to "Hold" the AGILE curve from "Buy", given the fair yields.
