Strategic Monopoly Asset with High Barriers to Entry: DBI operates the Dalrymple Bay Terminal (DBT), the world's largest metallurgical coal export facility, under a 99-year lease. This provides a near-monopoly position for servicing the Bowen Basin, one of the world's premier sources of high-quality metallurgical coal.

Stable, Inflation-Linked Cash Flows: The company's revenue is underpinned by long-term, take-or-pay contracts with major mining companies. This model ensures revenue stability regardless of throughput volumes, and with inflation-linked tariff adjustments, it provides a strong hedge against rising price levels.

Significant Long-Term ESG Headwinds: DBI's single-asset, single-commodity business model is entirely dependent on the metallurgical coal industry. The global energy transition and push towards 'green steel' present a material long-term structural risk to demand, potentially impacting contract renewals and future growth prospects.
