<ul><li>April was a tough month for listed property vehicles (LPVs) as sticky inflation once again sent interest rates higher.</li><li>The NZ 10 year swap rate is currently c.4.5%, but is in the middle of its 100 bp trading range for the past 18-months.</li><li>The yield curve continues to suggest short-term rates will decline, but  longer term rates (the more important for NZ listed property valuations) continue to be anchored at 4% to 5%. </li></ul>

<ul><li>Winton's (WIN) 1H24 result was soft but it came in slightly above our expectations.</li><li>Residential earnings were impacted by higher sales of lower margin built form product and operating cost increases at Northbrook with the opening of Ayrburn Farm.</li><li>While WIN continues to work through its residential pre-sales book, its initial retirement living pre-sales have been strong and we expect further momentum over the year as additional sales suites open. </li></ul>
